Our Commercial Site Plans support businesses, developers, contractors and commercial property owners requiring permit-ready drawings for new construction, renovations, parking layouts, tenant improvements, and other development projects throughout Florida.
Commercial projects may require additional information, engineering review, or local authority approvals depending on the project scope.
Florida PE Stamp Services
Certain projects require review by a licensed Florida Professional Engineer. Through our PE Stamp Services , we coordinate engineering review, signing, and sealing when applicable and legally required.
Engineering review is subject to project eligibility, applicable regulations, and the independent professional judgment of the licensed engineer.
Online Permit Tools
We also provide several online resources designed to help property owners better understand their projects before applying for permits.
These include our Florida Permit Tools , including calculators and permit-related resources that provide general guidance based on the information entered by users.
These tools are provided for informational purposes only and should not be considered legal, engineering, surveying, or professional permitting advice.
Quotes, Orders and Project Scope
Every quote provided by Site Plans FL is based on the project information available at the time of the request. Quotes are estimates prepared using the details, property information, documents, and project scope supplied by the customer.
If project requirements change after work begins, additional services may be required. Changes such as revised project dimensions, additional structures, updated surveys, county correction notices, or modifications requested by the customer may result in additional charges or revised delivery timelines.
An order is considered confirmed once payment has been received or when both parties agree to proceed under an approved quotation. Work will begin after we receive the necessary project information required to prepare your drawings.
Customer Responsibilities
To help us prepare accurate permit-ready drawings, customers agree to provide complete and accurate project information. This includes property addresses, project descriptions, available surveys, sketches, photographs, permit comments, or any other documentation required for the project.
Customers are responsible for reviewing all submitted information before sending it to Site Plans FL. Incorrect, incomplete, or outdated information may affect drawing accuracy, project timelines, or permit submissions.
If additional information is requested during the drafting process, customers are expected to respond promptly to avoid unnecessary delays. Failure to provide requested information may extend delivery times or require revisions once the missing information becomes available.
Customers are also responsible for reviewing completed drawings before submitting them to their local building department and notifying us of any corrections requested by the permitting authority.
Payments and Billing
All pricing provided by Site Plans FL is quoted in U.S. Dollars (USD) unless otherwise stated. Payment may be required before drafting work begins, depending on the selected service and project requirements.
Customers are responsible for reviewing and approving their quote before making payment. Any additional work requested after the original project scope has been approved, including design changes, additional structures, or expanded project requirements, may result in additional charges.
If a payment cannot be processed or is declined, we reserve the right to delay or suspend work until payment has been successfully completed.
Project Delivery
Site Plans FL delivers project files electronically through email or other approved digital methods. Delivery times shown on our website, including our standard 12–24 hour turnaround, are estimated timeframes based on the information available at the time of your order.
Delivery schedules may vary due to factors including:
- Incomplete project information
- Additional customer requests
- Engineering review requirements
- County-specific permit requirements
- High project volume
- Circumstances beyond our reasonable control
Customers should carefully review all delivered drawings and notify us promptly if revisions are required before submitting documents to their local building department.
Revisions and Building Department Corrections
Site Plans FL includes reasonable revisions for eligible projects when requested by the customer or required by a Florida building department.
If your permitting authority requests corrections related to the drawings we prepared, please provide the official correction notice as soon as possible. Our team will review the requested changes and prepare updated drawings when appropriate.
Free revisions apply only to the original project scope. Changes resulting from new project requirements, design modifications, additional structures, or customer-requested revisions outside the original scope may require additional fees.
For information about revisions, refunds, and eligibility, please review our Refund Policy once it is available.
Permit Approval Disclaimer
Site Plans FL prepares permit-ready site plans based on the project information provided by the customer and the applicable requirements available at the time of drafting.
While we strive to prepare accurate drawings that align with local permit requirements, we do not guarantee permit approval.
Final approval decisions are made solely by:
- Florida building departments
- County or municipal authorities
- Zoning officials
- Licensed engineers
- Other regulatory agencies
Permit decisions may be affected by factors outside our control, including zoning restrictions, environmental regulations, engineering requirements, property conditions, or changes in local building codes.
Florida PE Stamp Services
Certain residential and commercial projects require review by a licensed Florida Professional Engineer before submission.
Our Florida PE Stamp Services coordinate this review when applicable. Engineering approval, signing, and sealing are performed independently by licensed professionals in accordance with Florida regulations.
Not every project qualifies for a PE stamp, and engineering review does not guarantee permit approval or acceptance by the local permitting authority.
