WHAT THE ANALYZER DOES

Turn a confusing correction notice into a revision plan.

The analyzer preserves the reviewer wording, then adds a practical classification: likely discipline, urgency, what the comment is asking for, the drawing/document most likely affected, and the professional who may need to respond.

Important

This is a planning and organization tool. It does not override the building official, provide an engineering opinion, or guarantee permit approval.

What This Florida Permit Rejection Analyzer Does

The analyzer does not replace the building official, architect or engineer. It preserves the reviewer wording and organizes the comments into practical categories such as site plan and zoning, structural and wind, flood/elevation, drainage, architectural, electrical, plumbing, HVAC, life safety, accessibility, product approvals and document control.

You can paste comments directly or upload a PDF correction notice or screenshot. The tool then builds a practical action plan showing priority, likely discipline, likely drawing/document to revise and the next step. Uploaded files remain in the browser until you choose to send the project to Site Plans FL.

What to Do After a Permit Rejection

  1. Keep every reviewer comment: Do not revise only the first issue. The action plan should account for the complete review cycle.
  2. Preserve the exact wording and reference numbers: The reviewer comment is the controlling source for the correction response.
  3. Separate the comments by discipline: Site, zoning, architectural, structural, MEP, flood, drainage and document-control issues should go to the appropriate person.
  4. Revise the actual affected sheets: A response-box explanation is not a substitute for missing drawing information.
  5. Prepare a clear response matrix: State what changed and identify the revised sheet or detail for each comment.

Use the analyzer first, then send the actual correction notice, current plans, survey and property information through the project-review form if you want Site Plans FL to prepare the correction package.

Florida 10-Business-Day Revision Rule: Use the Notice in Front of You

Florida Statute 553.792 includes a 10-business-day revision period when a local enforcement agency issues the written notice described in subsection (1)(f). The written notice must state the reasons the application does not satisfy the applicable code, laws or ordinances and must state the revision period.

Do not assume every plan-review comment automatically has the same deadline. Follow the deadline and instructions in the notice you actually received. If the notice references F.S. 553.792, act quickly and preserve the submission record.

Review the current Florida statute.

Typical Permit Correction Pricing in Florida

Correction work should be priced from the actual reviewer comments and the drawing set that was reviewed. As a planning guide:

$100-$250: straightforward drafting corrections such as missing dimensions, labels, notes, title-block updates or basic site-plan changes.
$250-$500+: multiple-sheet revisions, lot-coverage changes, coordinated architectural/site-plan corrections or substantial comment-response work.
Florida PE review from $350: limited/simple engineering review scopes where professional engineering is actually required. Calculations, redesign and drafting may be additional.
MEP scopes from $350-$750+ per discipline: when electrical, plumbing or HVAC drawings must be revised or added.
Complex structural, drainage, commercial or multi-discipline corrections: custom quote after review.

The analyzer provides an expectation-setting range only. Your exact scope and price are confirmed after the correction notice, current drawings and property information are reviewed.

Common Florida Permit Correction Categories

Site plan and zoning: setbacks, easements, property lines, survey information, north arrow, scale, zoning data and placement.

Lot coverage and impervious area: missing area schedules, incorrect calculations, greenspace requirements or proposed hardscape impacts.

Flood and elevation: flood-zone designation, BFE, NAVD datum, freeboard, elevation certificates and floodplain construction notes.

Structural and wind: member sizes, connections, footings, anchorage, uplift, ASCE wind criteria, calculations or PE review.

Drainage and grading: finished elevations, swales, stormwater flow, retention/detention and engineering support.

Life safety, ADA and MEP: egress, occupancy, accessible routes, rated assemblies, electrical, plumbing and HVAC coordination.

Florida Permit Rejection Analyzer FAQs

Can the analyzer guarantee why my permit was rejected?

No. It organizes the written reviewer comments and suggests a practical correction path. The building department remains the authority on its comments.

Can I upload the correction notice instead of pasting it?

Yes. The tool can extract text from many PDF correction notices and use browser-side OCR for screenshots. Always review the extracted wording for accuracy before analyzing. If extraction is poor, paste the reviewer comments manually and keep the original file attached for Site Plans FL.

Can I analyze comments from any Florida county?

Yes. All 67 Florida counties are available, and you can also enter the city or municipality because municipal departments often handle permitting inside city limits.

Should I send the current plans too?

Yes when requesting an exact correction quote. The reviewer comments should be compared against the exact plan set that was reviewed. You can send the correction letter, current plans, survey, marked drawings and supporting documents through the analyzer lead form.

What if the reviewer asks for a PE stamp?

The underlying engineering issue must be reviewed first. A professional seal is not a substitute for correcting the design or drawing. See our Florida PE review and stamp guide.

Need Us to Handle the Corrections?

Send the correction notice, existing plans and property address. We can review the comments, define the revision scope and provide a firm quote before you proceed.
