This covers everything in the standard plan, plus:
- Review by a licensed Florida Professional Engineer
- Engineering compliance check (setbacks, drainage, flood zone)
- PE signature, license number, and electronic seal on the document
- Accepted by all Florida counties for PE-required permits
- 2–5 business day delivery

What Other Options Cost
DIY: $0 in direct cost, but 4–10 hours of your time, and typically at least one revision cycle (adding another few hours). If you value your time at $50/hour, that’s $200–500 in time cost for a first attempt.
Local drafter or CAD professional: $150–$400 for a standard residential site plan. Timeline typically 3–7 days.
Architectural firm: $300–$800+ for a site plan. Faster timeline if they’re local and experienced, slower if they’re busy. You’re also paying for overhead that isn’t directly related to your site plan.
Survey-based site plan from a licensed land surveyor: $400–$900, but this includes the cost of a full property survey — which you may or may not need. If you already have a current survey, you don’t need to pay for another one.
Factors That Affect Site Plan Cost

Complexity of the property A simple rectangular lot with one existing structure is straightforward. An irregular lot with multiple structures, easements, and drainage features takes longer to research and draw.
Florida county Most Florida counties add no premium — the research process is the same. However, some counties with highly specific format requirements (Miami-Dade, for example) take slightly more time to format correctly. Our pricing doesn’t vary by county.
PE stamp requirement Whether or not you need a PE stamp is the single biggest cost driver. If your county requires PE review (almost all commercial projects, some residential), you need the $499 service. If not, $79.
Rush delivery Standard delivery is 12–24 hours. If you need same-day delivery in under 8 hours, contact us first — rush availability varies and may involve a small premium.
Revisions The first round of revisions based on building department feedback is always included. Additional revisions beyond the original project scope may incur additional fees.
Is $79 Really Enough?
